Causewayside is the largest property within the NLS estate and comprises over 19,000m2 of floorspace over 7 levels, two of which are below ground. The building currently provides 54% of the estate’s environmentally controlled collection storage space.

The design won the Royal Scottish Academy’s 1982 Gold Medal for Architecture and is described in the Historic Scotland publication, ‘Scotland: Building for the future – Essays on the architecture of the post war’ as “one of the most significant Scottish public buildings of the 1980s”.

The building is located at the corner of Causewayside and Salisbury Place in Edinburgh and although it is not Listed it is located within the northwest corner of the Blacket Conservation Area.

All of the major elements of the external envelope (including the roof, rain screen cladding, glazing, stonework and water discharge systems) are exhibiting significant defects, due to the compound effect of deteriorating materials, poor workmanship and complexity of design. These failures have led to widespread air and water leakage, which endanger the National Collection, damage the internal fabric, pose a potential danger to the public and waste energy.

Objective criteria for choosing the limited number of candidates

Following the PQQ evaluation it is anticipated that a minimum of five and maximum of six contractors will be invited to tender for the contract. The minimum of six candidates , who achieve the highest scores across the criteria (and assuming the pre-determined minimum quality threshold of 50% is achieved) and those who achieve a quality threshold within the technical questions detailed in the evaluation section of the PQQ document , will be invited to provide a tender for the contract.
